ARC Checklist & Submission

Submit a Request for Architectural Modification to the Spring Valley Phase One Architectural Review Committee. All requested changes to your home's exterior, landscaping, roof, fencing, and similar must be approved before work begins.

Read this first. Applications are processed within 30 days of receipt only when ALL supporting documents are submitted. Incomplete applications will be rejected and returned. Approved ARC requests are valid for one (1) year from approval. Construction projects must be completed within 120 days from the start date — extensions require a revised ARC submission.

1 Required Documents

Every ARC submission must include the items below. Items marked Subdivision apply to Spring Valley POA Phase One. Items marked Master POA are also required for the master association (Spring Valley POA c/o Miami Management Inc.).

  1. Filled-out, signed Subdivision ARC Form You'll fill this out further down on this page — no separate PDF needed.
  2. Vendor / Contractor License or Certificate of Competency Valid and current. Required for any work performed by a third-party contractor.
  3. Certificate of Insurance (COI) — Subdivision Subdivision Certificate Holder: Spring Valley POA Phase One.
  4. Certificate of Insurance (COI) — Master POA Master POA Certificate Holder: Spring Valley POA c/o Miami Management Inc., 1145 Sawgrass Corporate Parkway, Sunrise FL 33323.
  5. Workman's Comp COI — Subdivision Subdivision Certificate Holder: Spring Valley POA Phase One.
  6. Workman's Comp COI — Master POA Master POA Certificate Holder: Spring Valley POA c/o Miami Management Inc., 1145 Sawgrass Corporate Parkway, Sunrise FL 33323.
  7. Color photos of proposed items Examples: roof tiles, shutters, fence panels, windows, doors, paint chips, etc.
  8. Roof color & HOA-approved paint colors Roof / Painting only Clear print of your selected roof color or color scheme with the HOA-approved color codes. Required for roofing and exterior painting projects.
  9. Current color photo of the residence A wide shot showing the home's current condition.
  10. Property survey Site work Required for patios, landscaping, fences, additions, extensions, etc.
  11. Site plan or drawing Indicating where on the property the work will be performed.
  12. Scope of work / contract / invoice From the vendor or contractor performing the work.
  13. City permit (or permit application) When required by Pembroke Pines or Broward County.
  14. Tree removal — arborist letter Tree removal For HARDWOOD trees only. State the reason(s) for removal. Palm trees do not require this.

Setback minimum: All structures must be set back at least 10 feet from property lines. Plans must be legible and not exceed 8.5" × 14".

Where this goes

6 Submission & Review

Your submission goes to the Spring Valley Phase One ARC committee first, and then to the Master POA Association committee for final sign-off. You'll receive an email confirmation and updates via the resident portal. For status inquiries: erika@dgrmanagment.com.
